I'm Arman. I own and run my own apartments in Dubai Marina and Business Bay. I don't own on the Palm, so I won't quote you results of my own from here. I'd run your home the way I run mine: short-term stays on Airbnb and Booking.com in high season, mid-term stays in low season. Palm Jumeirah property management means a licensed operator runs your rental on Airbnb, Booking.com and direct: permits, listing, pricing, guests, cleaning, bills and payouts. The Palm draws families and groups who want a beach and resort setting. The catch: a villa and an apartment carry very different running costs, so one nightly rate can leave very different nets.

Who Runs Your Unit

I own apartments in Dubai Marina and Business Bay, and I run them myself. I don't own on Palm Jumeirah, and I'd rather say so than borrow anyone else's results. Two managers ran my units before I did and underperformed, and a long-term tenant stopped paying. So I built my own system and tested it on my own units first.

Your Palm home would run on that system: short-term stays when nightly rates peak, mid-term stays when they don't, every booking and payout visible live in your owner dashboard, and your money on the 15th of every month. There's no lock-in: you can leave with 30 days' notice.

Villa or apartment: two businesses

A villa on a frond suits families and groups who want space, and many have a private pool. An apartment on the trunk or crescent competes with every other apartment near the beach. The guests, the cleaning load and the costs differ, so I run the numbers for each separately.

The Palm sells a beach stay with resort life around it, and Atlantis sits on the crescent. That is leisure demand, and it follows the weather, so the cooler months carry it and the hottest months need a different plan.

Upkeep and community rules

A villa's pool, garden and larger rooms cost money to maintain between stays, and each Palm building or community has its own approval process. I check both before I give you a number.

Is a Palm Jumeirah villa or an apartment the better short-term rental?

It depends on the home. A villa suits families and groups, and it carries a pool, a garden and bigger cleans. An apartment is simpler to run and has more comparable listings to price against. I compare the net of your specific home, not the headline rate.

Can I rent out my Palm Jumeirah home short-term?

It depends on your building or community, its owners association or master developer, and your unit. I check the NOC and the DET permit position first, before you spend anything on furnishing or fees. Here's how the DET holiday home permit works.

What does a villa's pool and garden do to the numbers?

They are running costs the home carries whether it is booked or empty, and they add work between stays. I put them into the net I show you before you commit, so the nightly rate on the listing isn't mistaken for what you keep. Cover matters too: see short-term rental insurance.

What happens to Palm demand in the hottest months?

Beach-led leisure demand slows when it's too hot to sit outside. That's the low season, and it's when I move a home to mid-term stays so it keeps earning instead of sitting empty. Here's how I think about summer pricing.

Which Palm Jumeirah costs land on me as the owner?

The management commission and the DET permit fees, then DEWA, district cooling where your home has it, internet and the service charge. The Tourism Dirham is charged nightly. A villa adds upkeep for the pool and garden on top.

How is your fee set for a Palm Jumeirah home?

One commission on what your home actually earns, given to you in writing before you sign. No hidden charges and no cleaning markups. Ask any manager for theirs in writing too.

Can I leave if the Palm home isn't performing?

Yes. There's no lock-in: you can leave with 30 days' notice and no exit penalties.

My Palm villa is let long-term. When can I switch?

When the tenancy ends, not during it. The home must be vacant and in your name before a holiday home permit is issued. I begin onboarding a few weeks early so the approvals and the listing are ready when the keys come back. Here's how the Ejari conversion works.

How many nights can I stay in my Palm home myself?

Up to 30 nights a year, with 60 days' notice, and I block those dates before guests can book them. Those nights earn nothing, so choose them knowing that.

Do you own a unit on Palm Jumeirah?

No. I own apartments in Dubai Marina and Business Bay. I don't quote personal results from areas where I don't own, so I won't present a Palm figure as mine. For your home I show you comparable listings and the net before you commit.
