The catch: buildings differ, so one block's results say little about the next.

I own apartments in Dubai Marina and Business Bay, and I run them myself. I don't own in Madinat Jumeirah Living, and I say so rather than borrow results from somewhere else. Management companies ran my units before I took over and fell short, and one long-term tenant stopped paying. That is why I built my own system and proved it on my own apartments.

Views vary, and guests notice

Some apartments look toward the Burj Al Arab, others onto a waterway or a courtyard. A true view is a real selling point, and an optimistic caption costs reviews. I describe each unit as it actually is.

Each building has its own rules

Short-term letting depends on the building, its owners association and the master developer, and two buildings on the same waterway can give different answers. Get the NOC position settled before you furnish anything.

Who books an apartment in Madinat Jumeirah Living?

Mainly leisure guests who want a holiday base near the Madinat Jumeirah resort. That favours layouts that sleep a family comfortably and apartments with a pleasant outlook. I check your unit against live listings of similar apartments before I suggest a position.

Does a Burj Al Arab view change what I can charge?

A genuine view helps, and guests do search for it. Not every apartment has one, and an angled or partial view should be described as that. Before the listing goes live I check what is really visible from your windows and balcony. More on what good Airbnb management looks like.

Is my Madinat Jumeirah Living building allowed to take short-term guests?

It depends on the building, its owners association and the master developer. I don't treat the whole community as one answer. I check the NOC and the DET permit position first, before you pay for furnishing or fees.

What will my owners association want from me?

Ask the association or building manager for its holiday home rules and registration steps in writing. They usually touch guest registration, access cards and parking. I can run that request for you, and I read the answer before the unit is furnished. Here's how the DET holiday home permit works.

Is demand here steady, or does it follow the season?

Leisure demand follows Dubai's calendar: the cooler months and the year-end holidays are strong, and summer is quieter. That is why I run short-term stays in high season and mid-term stays in low season. See the summer low-season pricing guide.

My apartment has a tenant. When can I move it to short-term?

After the tenancy ends. The unit must be vacant and in your name before a holiday home permit is issued, so I start the groundwork a few weeks early. The approvals and the listing are then ready when the keys come back. Here's the Ejari and mid-term conversion guide.

Which bills stay with me as the owner?

DEWA, district cooling, internet and the service charge are yours, whether the apartment is booked or empty. The Tourism Dirham is charged nightly to the guest. Any comparison that leaves those out is comparing different things.

What is the fee, and can I walk away?

There is a single commission, quoted to you in writing before you sign, with no hidden charges and no cleaning markups. Leaving takes 30 days' notice and carries no exit penalty. Read how management commission works.

Can I spend a few weeks in the apartment myself?

Yes. You can use it up to 30 nights a year with 60 days' notice, and I keep those dates clear of bookings.
