City Walk property management means a licensed operator runs your rental on Airbnb, Booking.com and direct: permits, listing, pricing, guests, cleaning, bills and payouts. City Walk is a walkable district of shops, restaurants, a cinema and homes, a few kilometres from Downtown and DIFC. The catch: there is no beach, so the unit has to win on the district itself.

I own apartments in Dubai Marina and Business Bay and run them myself. City Walk isn't where I own, so I have no City Walk results of my own and I say so up front. I built my system because the two companies that managed my apartments before me underperformed, and a long-term tenant stopped paying.
A City Walk apartment would run on it: short-term stays when nightly rates peak, mid-term stays when they don't, every booking and payout visible live in your owner dashboard, and your money on the 15th of every month. If it isn't working for you, you leave with 30 days' notice.
What City Walk Is Good At, and Where It's Risky
A district guests walk around
Cafes, shops, restaurants and a cinema sit at street level, so a guest can spend an evening without a car. That suits couples and families who want a city stay, and it is a different pitch from a beach or marina listing.
Small buildings, so the rules matter
The buildings are low-rise, so there are fewer owners under each association. Its attitude to short stays carries more weight in a smaller building, and I read the building's rules before anything else.
No beach, and street life under the window
The sea is a drive away, so the listing has to sell the district and the space. Units that face the dining streets can pick up evening noise, and guests mention it in reviews, so I check which way yours faces before I price it.

Do you own a unit in City Walk?
No. I own in Dubai Marina and Business Bay, and I don't quote personal results from areas I don't own in. For a City Walk apartment I show you comparable listings and the net before you commit.
Who books an apartment in City Walk?
Guests who want a city stay with restaurants, shops and a cinema on foot, plus visitors with business in Downtown or DIFC. The beach isn't part of the draw, so I write the listing around the district and the apartment.
Can I list my City Walk apartment on Airbnb?
That depends on the building, its owners association and the master developer, so I don't give a blanket answer for City Walk. I check the NOC and the DET permit position first, before you spend anything on furnishing or fees. Here's how the DET holiday home permit works.
Should a City Walk apartment be priced like a Downtown one?
Not by default. Downtown guests often search for a Burj view, which City Walk can't offer, so I price against comparable City Walk and nearby listings and don't copy Downtown's rates. Your finish, layout and building decide where you sit.
What do you do about noise from the restaurants and streets below?
I check which side of the building your unit faces before listing it, put quiet hours in the house rules and brief guests on arrival. Complaints reach the building as well as the platform, and a manager who ignores them puts your standing with the owners association at risk.
What do I get for the commission on a City Walk apartment?
One commission on what your unit actually earns, given to you in writing before you sign. There are no hidden charges and no cleaning markups, and you see every booking and payout in your owner dashboard.
Does my insurance cover paying guests in my City Walk apartment?
Check with your insurer before listing, because a policy written for a tenant or an empty unit may not cover guests. I'd rather you ask now than find out after a claim. Here's what to look for in short-term rental insurance.
What if City Walk isn't earning what I expected?
You leave. There is no lock-in, just 30 days' notice and no exit penalties.
Which costs stay with me on a City Walk short-term rental?
As owner you pay DEWA, district cooling, internet and the service charge, booked or empty. The Tourism Dirham is charged nightly on stays. I show you the net after all of it, so you aren't comparing a gross rate with a long lease.
My City Walk apartment is on a tenancy. How do I switch?
You wait for the tenancy to end. The unit must be vacant and in your name before a permit is issued, so I start the building check a few weeks early. Here's how the conversion from a tenancy works.
