I own apartments in Dubai Marina and Business Bay, and I run them myself. I don't own on Jumeirah Bay Island, and I don't quote personal results from areas I don't own in. Two management companies ran my units before I took over, and both underperformed. A tenant on a long lease also stopped paying. So I built my own system and tried it on my own apartments first.

Your island property would run on that system. I use short-term stays when rates peak and mid-term stays when they don't. Every booking and payout is visible live in your owner dashboard, and you are paid on the 15th of every month. There is no lock-in: you can leave with 30 days' notice.

It can be. A residence in a hotel-branded building may carry its own operator rules, and a standalone villa may not. Which rules apply to you comes from your title documents and whoever manages the community. I read those before anything else.

How much should I spend furnishing a home at this level?

What does a pool, garden and guest access add to the work?

A villa brings pool and garden upkeep, guest parking and access, and the question of noise and neighbours. I schedule the upkeep around stays, brief guests on the community rules, and confirm how arrivals are handled before the first booking. Which running costs does the owner pay on the island?
