JLT property management means a licensed operator runs your rental on Airbnb, Booking.com and direct: permits, listing, pricing, guests, cleaning, bills and payouts. Jumeirah Lakes Towers is a cluster of towers around artificial lakes, with metro stations, often seen as the Marina's lower-priced neighbour. The catch: each tower has its own owners association and condition, so one address can suit short stays and the next can't.

I own apartments in Dubai Marina and Business Bay, and I run them myself. JLT is next door to the Marina but I don't own there, and I'd sooner say so than pass off a Marina result as a JLT one. Two management companies once ran my units badly and a long-term tenant stopped paying, which is why I built my own system and tried it on my own apartments first.
Your JLT apartment would run on that system: short-term stays when nightly rates peak, mid-term stays when they don't, every booking and payout visible live in your owner dashboard, and your money on the 15th of every month. There's no lock-in: you can leave with 30 days' notice.

The Marina area at a different price point
JLT sits across Sheikh Zayed Road from Dubai Marina, with metro stations in the district. Guests who want the Marina side of the city without the Marina address look here, so a well-presented apartment competes on value and on how easily guests can get around.
Lakeside walkways and offices share the district
The towers stand around lakes, with walkways and cafes at ground level and offices alongside the homes. That brings business stays and leisure guests who want a quieter base. What your window faces matters: the lake, the road or the next tower.
Every cluster tower is its own case
JLT is many towers built at different times and run by different owners associations. Lifts, parking, access cards, building condition and what each association allows can differ between neighbours. I check your specific tower before anything is furnished.

Is JLT or Dubai Marina the better place for a short-term rental?
They sell different things. The Marina sells waterfront and walkability, and JLT is usually the lower-priced neighbour with a lower entry cost. Does my JLT tower allow short-term rentals?
It depends on the tower and its owners association, and the DET holiday home permit is a separate step. I check the NOC and the permit position first, before you spend anything on furnishing or fees. Here's how the DET holiday home permit works.

Do you own a unit in JLT?

What does a JLT apartment need before the first guest arrives?

Who pays DEWA, chiller and service charge on a JLT rental?
You do, as the owner: DEWA, district cooling, internet and the service charge. The Tourism Dirham is charged nightly. Towers differ on cooling and charges, so I check your tower's bills before I project your net. See the DEWA setup costs.
What do you charge to manage a JLT apartment?

Can I leave if my JLT apartment underperforms?
Yes. You leave with 30 days' notice and no exit penalties, and every booking and payout is visible in your owner dashboard while you're with me.
My JLT apartment is on a long lease. When can I switch?
After the tenancy ends. The unit must be vacant and in your name before a holiday home permit is issued, so I start onboarding a few weeks ahead and plan around the end date. Here's why long leases trap owners.
How much more can a JLT apartment earn than a long lease?
On most 2 to 5+ bedroom apartments I take on, I expect 17–26% more than a long lease across a year. A lot of JLT stock is smaller, and studios and one-beds behave differently, so for a smaller unit I show you comparable listings first and don't quote a percentage.
